In two of the cases we received a call and were informed that our money was being returned shortly and it was less than two weeks after the day of auction. The third case we called continually because we were up against the time frame to perfect title and around 18 days later we finally were informed of the status and told our money was being returned. It was another week after that call when we actually received the money so in that case it was darn near a month we were without the funds.

The instance where we received and recorded the TDUS it was probably around 8 days after we recorded the deed when we were informed it was an illegal sale and our money was being returned. The story of this one was humorous because I made contact with the owners, informed them that the company I work for purchased the property at sale. I will never forget it because the lady looked at me and said "kid, I hope your company has a good attorney". Hearing that was not a surprise, as anyone doing this knows that is a common response. I guess they were telling the truth.....

In all four cases our operation was humming along nicely, profitable deals were readily available and we never thought about it again. Right now (Riverside County, CA for me) in the current environment of wicked skinny margins, crazy competition and scarce resources I would probably put up a fight with the trustee to recoup the cost associated with that purchase.

However, those same factors also have me working a different system now that isn't as crazy competitive. We moved on from the TS a few months ago. We watch daily but are not willing to commit any time/resources in that direction currently. I'm all for a good fight but not when the odds are so far skewed against me.
