Again, I ask: why don't you act as if you believe that you are a BFD and that the sale is final?, Why not let the trustee know that you believe the sale to be final, and that you will continue with an eviction, and a lis pendens and quiet title action if they don't pay you to go away? Don't get me wrong, the cost and time of a real QTA might not fit into this deal, but you do have rights. Why not assert them with the trustee now?

Remember, foreclosure trustees in CA are debt collectors. They lie and exaggerate and omit information every day to borrowers about their rights. You're not the borrower, so don't let them treat you that way. Make them prove that that the sale isn't final (it is), and that you are not a BFD (you are). Make them show you case law that it so compelling that you wouldn't want to bother with a QTA (they don't know of any). Settle it with trustee.....to your satisfaction.
