Hi Brian - I don't think this life estate was created as the result of a CA C1695 Equity Purchase transaction..

Even if it had been, whereby the purchaser only purchased the remainderman's interest pursuant to a life estate or 'estate for years' that would not be out of compliance with the equity purchase statute unless there wasm in fact, some mechanism for the homeowner to re-purchase the remainderman's interest.

I think the primary point of the O.P. was more in line with "what choices do an investor have to deal with this scenario?"
