The fact is, you are a retail buyer. You want to buy something on the cheap. But you can't pay all cash, so you believe you have to get a loan. Investor's learn ways to avoid using their own cash, as an option. Please don't bother asking how to to do that.

Really what you're asking on this investors' forum is how to get a "good deal." You aren't thge first and probably won't be the last.

Why not spend $5,000 to learn how to buy right? You'll surely save much more than that, if you follow the guidance of the trainers as to what you've learned. Then you, too, can become an investor. And someday buy a nicer residence with the profits you've made.

Otherwise, you'd do better searching Craigslist for a house that you can repaint and re-carpet..
