Hi Kristine,

Thanks for the response. If there was anything on the market that would be a fine philosophy. However, I am hoping if I identify a property and it has an opening bid for $396,000 and has a market value of $420,000....if someone is able to buy it for $396,000 I would then buy it from them for $420. The costs after escrow , but no realtor fees etc still seems like a pretty good profit.
