Kristine, I have followed these posts with interest. And: I gotta say I am about as confused as I have ever been.

1. You say you want to buy a HOA lien and Judicially Foreclose....sounds OK to me.

2. Then you say you own the property, or at least control the entitiy, be that a trust, llc, etc, that owns the property.

My question here is how can they sell you your HOA Lien...looks like that would be a simple payoff of the lien.

Would you then have a lien against your ownership or the entity that you control?

And, I wonder how you are going to foreclose on yourselt.

And, I wonder about the "after acquired status" if you do figure out a way to foreclose on yourself.

Does not look like it is an arms length transaction to me.

3. If the HOA has a right of redemption...what is to keep anyone from stepping up and paying it.

4. As Rick asked, what is status of the HOA...is is truly in a senior first position?

Does the State of CA put them, as a result of the Lake Tahoe Case, into a senior position.

This I think would fly into the face of all the lenders in CA.

5. My expereince with judicial cases is simply the first tenent of law 101...."The courts do no look with favor to those who sit upon their rights." In other words if you/they do not take action the courts will not take action for you/them.

Maybe I an way out in left field...truth is...I have been there before.
