Not trying to clear title, but clear debt. Let's say the HOA is willing to sell me their lien, or sell it to an entity that I control. And let's say I'm also the owner of the property, or rather I control an entity that owns the property. AND I have reason to believe that the lender on the 1st and 2nd won't answer in a judicial foreclosure, thereby defaulting and giving me, the plaintiff, title to the property. Have I not cleared the 1st and 2nd from the property?
