Rick, Thank you for your reply. I wasnt sure if what I was thinking was a good idea or not. I am giving it a trial run and so far I am pretty happy with the results. They have used some tactics that were very effective and are not something I would try doing myself. It could be that this will be very cost effective, or it could result in making the occupants angry and more determined to be a problem and result in more delays. I imagine that is where an investors experience comes in. I was studying up on the UD procedure and what my attorney is doing and he is actually been doing an excellent job, just busy and doesnt have alot of time to chat and I am fine with that. Right now I am fine with over kill as long as it accomplishes the goal. I think having the attorney handle as much as possible including the 3 day notice is also a good bargin as well. Why take the risk of getting the notice wrong?

To me its amazing how many different fields you have to be familiar with in this busines. I look forward to checking out the archives for your previous posts on cost effective use of P.I.'s.
