Ward and Rick offer info on the topic as they know it, but they didn't answer the OP's question. The OP asked how she can make the payments on the first and keep them current for the long term when the lender won't give her any info. Yes, the loan could be called due, now or upon the execution of wrap. And yes, Right of Reinstatement is one tactic....when the loan is in default. The OPs situation doesn't include a defaulted first.

How does the OP get the lender to work with her so she can keep the loan current? She can't "exercise" the ROA until the loan is in default. Civil Code is not specific nor friendly for those buying subject to senior loans at trustee's sale. Is there something she can do to get the lender to work with her, now, before a default. And before they might call it due based on the transfer at trustee's sale?
