The one action rule states basically that a suing party e.r. lender, cannot first do a foreclosure and then pursue a judgement when the amount of the foreclosure doesn't cover the foreclosure amount due.

Secondly just the name foreclosure fee indicates to me that is an amount added to the amount due because of supposed costs to do the foreclosure and just like a bank foreclosing on a loan adding attorneys fees etc, the amount is added to the amount due at the foreclosure.

And just like that type of foreclosure they can't charge the end bidder for those costs after the sale, they belong to the foreclosed party, and are just to be written off is not recovered at the foreclosure. They had there shot at the foreclosure sale and that is it.
