thanks for the input. For one, they are suffering from some serious entitlement issues so I dont think they could be bought out at a reasonable price. Although they claim to be a doctor and refinanced 3 or 4 times they claim they did not know what they were signing when the loan was made. Yes, the former owner has a lawyer and seems to have money to continue to fight. I think that the title company would use up 50k or so if they get named. We would be comfortable bonding around it our self but would some/most title companies be willing to do that?
