Offer to indemnify title insurer with your strong personal credit/financial position. You are basically saying: "...you know and I know that this apeal is baseless and meritless. I'm willing to indemnify you against loss if you will pass on this exception."

From title's perspective, too little (policy) money for such a problem.

BTW, what are you willing to do? Pay?
