As long as it is a trustee company that actually is recorded to handle the trust deed you should be OK. However, smaller trustee companies usually represent very small lenders or private lenders. The sales will have high opening bids, full loan amount plus fees, or the lender will bid against you or some other shenanigans will happen to take ownership of the property.
