I think the pool would help you find a tenant quicker.

One of my rentals has a gazebo with hot tub built into a nice deck (kind of sunken).
When I show the unit, I can see that the prospective tenants like it. Then ~9 months later, they get tired of the electrical bill and turn it off.

In some areas of the country, a pool is a must, in other areas it is a big no-no. Think of towns predominantly occupied by immigrants from countries where 90% of the adults don't know how to swim. Hint: these immigrants do *not* speak Spanish.
If these parents cannot swim, believe me, they view a pool as a liability and will not want to rent it.
