Pools are OK if the price and terms are right in my book. Now, keeping the pool is the bigger question.

Having a rental with a pool means a large, unknown legal exposure. Do you want the cautionary tale or the short message? The latter?

If you really like the property and get it on sufficiently great terms then budget to either demo the pool with permit, fill it without, or build a permanent structure over it so that no trace exists to a tenant or their ever-curious kids. Obviously, the diving board has to go, too. And the long stainless steel handle poop-strainer net that's bolted to the side of the fence. And the starfish and Nemo stickers gotta go. No stickers. That's the law!

Oh, and talk to your insurance agent, too. You'll get a real supportive message.

And you thought I just made this stuff up as I went along.
