Posters forget that it "Ain't just about them" and fail to remember that laws vary considerably among locales.

My simple answer: California's law sets max damages at $300 for failure to reconvey in a timely manner (30 days?) probably won't scare your bene. You can:

1. Offer something in exchange for his/her cooperation
2. Ask title to bind around it.
3. Ask title to hold back funds pending resolution
4. Offer title indemnification agreement that you sign
5. Have attorney send a Nasty-gram (maybe $300 - 500)
6. Have attorney file Quiet Title action to remove lien (maybe $2,000 - $4,000)
