purchased a property at a trustee sale that had a possible $25000 loan that might not be removed at sale, after purchase my title company found a request to reconvey signed by the bene of the $25000 loan, the reconveyance had never been recorded, I contacted the bene and asked him to sign a substitution of trustee and full reconveyance, after I sent him the request to reconvey that he had signed years ago, he said he would sign the substitution of trustee, so far he hasn't signed it, what are my options if he doesn't sign it?
