I have been lucky enough not to have a bankruptcy happen yet with tenants but I would think your eviction attorney would be the one that directs what gets done when. Are you evicting for possession only or are you going for possession and a money judgement? I am learning about this process too. I have heard that for evictions just go for possession only to get them out of the property as quickly as possible. This might not be applicable to your question, just thinking "outloud"
