Listen to Rick. In my early career I rented back to the owner a few times only to have them come up with all kinds of counter stories or the human factor, so I did what Rick suggested to offset these few cases because most rent backs worked out. Had a friend or family member, who was qualified, (just didn't want a body as a cushion) rent the property directly and then they subleased it to the former owner with a lease agreement form that I approved of and it made it clear the former owners were just that. Result no more claims of ownership or a right to buy back, but a few cases of I didn't get the rent from X yet, but they will have it soon and I can pay you then.
