That's boilerplate language in many trust deeds in CA. I've got one in front of me just like it (from Fidelity). Doesn't say anything about jr. versus sr.

I'm assuming you are in escrow to sell and that $75K lien is showing as outstanding? Has escrow made a demand of the lender yet? You never know what they might come back with.
