Re: Selling with prior owners

I've done this 5 times, first time was a home I just bid on impulsively when I lost out on the 3 I was interested in. I drove to the house and it was immaculate with the lawn perfectly trimmed, keys waiting for me at the next door neighbors. I hunted down the old owners and found they both had lost their jobs the same week and their oldest child then had a medical problem with a very large bill and no insurance in force.

They impressed me so much I took them under my wing and put them back in the house, which I sold them later for no profit. Plus I taught them how to invest in real estate, they probably own half the town by now. Three old owners were fine, they kept their word, the 5Th old owner however turned into a real problem and was trying every flaky plan he could come up with to reclaim the house and pull out any money he could. I had to rehab it after I got him out, so I never did it again figuring a 20% chance for a problem was not low enough odds to bet on.
