I've done it and had good results and used it as negotiation vs. cash for keys. I have a contract that states the first time they do something that gets in the way of the showing of the home I will immediately start the eviction.

In my experience if they go out of their way making it easy for you to sell AND you have a track record of being a good judge of people things should be just fine.
