Can I buy a property with a conventional loan as a married person who might not get interspousal transfer deed?

I want to buy a property and have qualified with my dad for a loan on it. However, I'm not sure that my marriage is going to hold up and am not sure if my wife will sign off on an interspousal transfer deed to divest her interest in the property I wish to buy during escrow. If I release all my contigencies and then find out the escrow can't close because my wife won't sign the interspousal deed (and we don't want to put her on title), I could lose a sizeable deposit. I've heard mixed stories on whether title companies or lenders will let you close a deal in a community property state without getting such a document signed.

Can anyone please offer insights on whether I could succeed with completing such a transaction without having the document signed, and if there is more than one way to get it done, please let me know so I'll have a backup plan.
