You could also offer the IRS $500 - 1,000 in exchange for releasing the lien. The doc they would sign would be a Partial Satsfaction and Release of Lien and would it only apply to the subject property.

There are all kinds of tactics to employ, however, I'd just figure a number that seller or you can live with. I believe the market has further to drop, , whether this property is in your inventory or the bank's. If I'm right, you'd do well to either expedite the purchase or wait and re-negotiate the price or find another suitable deal.
