CCinOC,

I'm not psychic, so I can't really say what WFB will do. Let's start by asking if you you were WFB and you were about to be wiped out of a 500k+ DOT because of 20k in back taxes, what would you do? It has been my experieince, that typically the banks pay these taxes off the day before the auction (or as late as they can) and add them to the total amount due on their promissory note, at least in CA. The county doesn't ask who is paying when property taxes are paid, and most can be paid online. Paying off the property taxes doesn't mean the bank is responsible for any of the other liens, just that the property won't go to tax sale. BTW- There is typically a clause in mortgages that states something to the effect that the borrower is responsible for any costs the lender incurs for protecting the lender's position that the borrower would normally be resonsible for should the borrower not fulfill their responsibility, i.e., insurance, taxes, etc.
