Yeah, I never did get an answer to the overage question, but I think I know the answer. According to the foreclosing trustee, they will actually have to hold it for a certain time period and then have to turn it over to the state (CA) if there are no claims for the funds. Still I guess we could try and make a claim for the funds, but its probably not worth the hassle.

Also, with regard to title insurance we have been assured by a Chief Title Officer that we wont have a problem getting insurance when we go to sell.

Island Time, are you in CA or in another state?
