Your situation is very interesting to me. I've solved many missing owner/heir puzzles in my ten years of dealing with problem properties. But there's something about that six-pack from the 80s that stays with me. A condo? With old beer? In the refrigerator? For reals?

If you want to write me off the board, I'm happy to offer my assistance, free of charge, just to satisfy my own curiiousity. I can put the owner's name through my "protocols" and let you know what I come up with. The fact that the HOA was able to foreclose, assuming they did proper notice, suggests to me that something is awry with the mailing/tax address. If taxes are paid, first mortgage is paid....for over 20 years....but HOA foreclosure goes unnoticed? I'd want to know more details about the HOA dues default.
