I bought a short sale six months ago. I was also troubled about how to approach the owners and ended up giving them facts, stating that if the house does not sell right now, it will be foreclosed and they will probably then still need to pay outstanding money to the bank (depending on the price the property sell for and what the outstanding mortgage is).

Unfortunately there is no easy way in approaching someone in that situation. I do not have any information regarding the lenders.
