What State? Somehow, poster's get wrapped up in their problem and forget that laws, especially those affecting real estate title, vary widely.

Also, you don't say what date the mechanic's lien was filed, although you indicated 2011. In CA,mechanic's liens must be perfected by the vendor/contractor to remain, although I don't recall the time requirements (90 days?). Thus, it may very well fall off unless the contractor seeks a court hearing.

I agree with Mers' re: inquiring into your title company's position. If substantial, you may want to either wait it out or hire an attorney to Quiet Title now, if time is an issue..
