Shouldn't be a problem, however I can say from personal experience you ought to well-document your encounter. Maybe create a checklist:

1. Nail & mail 3 day notice (we're going to presume that the former owner is who last occupied)
2. Utilities off?
3. Use a locksmith rather than break in. Not a necessity, but a conservative approach won't hurt
After gaining access:
4. Is the fridge still there? Fresh food still in it?
5. Dishes in sink?
6. Clothes in closet?
7. Any evidence of someone still living there, even under conditions you wouldn't find acceptable yourself?
8. Take photos
9. Make inventory of items left behind
10. Talk to neighbors. Did they see occupant(s) move?
11. Re-locate any valuble items with a aggregate value over $300 (CA law) to off-site storage and notice former owner of its whereabouts
