What you are asking for is if you can legal manipulate the system.

As Kristine posted, trustee sale buyers follow auction dates pretty closely. I've heard stories about buyers tracking down trustors in BK for several years, only to see several other persistent t-sale buyers gathering, waiting for the auctioneer to start crying the sale.

It's easier to play legal games if you're in junior position, as you can use the junior bene advance method at the last minute.

Your best tactic is to involve the trustor and do an equity purchase or similar-related transaction. Don't mess up your fiduciary duties, protect your ability to foreclose later, if needed, make sure you understand CA CC-1695 and take Ward's EQ purchase training if you don't understand it. Don't cut corners or cheese out on the education.part if you haven't taken it yet.

Then, you'll be a Ward grad and will want to join us on the reunion later this month. Bet you can still squeeze in traning.
