Thanks for the reply.

Question is how do I know if their rent is current? They will not provide any information.

Can I demand fair market value rent from the 1st? (it was purchased before then) And if they don't pay then serve them with
a 3 day?

I offered them a cash for keys and it's a no go. I feel like they think that they can stay there for free.
