It appears that HUD/VA/SBA loans have their own federal foreclosure laws that trump state law. They can elect to foreclose via state or federal law. The federal law allows for 21 days notice to sale, sale to be held by a fed. commissioner. There are other special requirements for notice/publication as well. I had no idea. You might find these title guaranty underwriting guidelines helpful:
