Who signed the loan? Check the Deed of Trust. If the investors all signed then their only recourse is a legal case against the investment company that put together the partnership.

But if only the investment company signed the loan then all that was foreclosed upon was the Investment Company's 40% interest and the investors still own their 60% piece. I'm happy to take a close look at it it if you want to share the address.
