The foreclosures should make it to your credit report if it hasn’t already. The circumstances you describe make it very difficult to sell on the quick during non-peak season and not have to bring money to the closing table.

Other banks don’t want the loan because it would be non-conforming. Find a local bank who will keep the loan in their own portfolio. Probably require 25% down. If you don’t have the down payment, then finding a rental for four years or so is the alternative.
