What you are proposing is called mortgage fraud. In order to make it work, when you fill out the loan application for the new house, you will have to "forget" to mention the existing private mortgage and the impending foreclosure.

If the new lender finds out it could lead to jail or a heavy fine. Is it worth the risk?
