Only outstanding principal, interest, advances and penalties can be included in a foreclosing lienor's opening bid.

Any advance that a junior lien holder makes to reinstate the delinquent payments owing to a senior lienor can be added to the foreclosing junior's opening bid. However whatever premium that was paid to the seller of the junior lien cannot be included in the new junior's opening bid.
