I answered a PM on this topic, too. If I was so desperate for a date or to buy a note at a premium, I'd want some way to assure myself that I was going to profit.
Consider other ways to pay for that note (over time, equity stretcher, etc.).

Lastly, I frrequently post on a very active board with multiple forums: Biggerpockets.com
