Innovest Resource Management BBB Business Review

Re: Using a designated bidder

If you trust your friend, by all means make out the check in his name, then he can endorse it over to the Trustee. Don't be surprised if he gets discouraged after the auction is postponed a half dozen times.

As for coming to California to handle the recording details, its a waste of time and money. The Trustee's Deed Upon Sale will be made out in the name of the buyer your friend designates, and mailed to the address he specifies to the trustee. After you (or he) receives the Deed by mail, all that is required is to present the deed in the office of the County recorder and ask that it be recorded.

The recorded original won't be mailed to you for several days, so be sure to ask for at least one certified copy. There is a recording fee of about 0.1% of the amount of the bid, plus a few extra dollars. If the property is in Los Angeles County or a few other counties the fees are significantly higher.
