What State?

In California, you'd be a fool to record your trust deed without first obtaining Order for Conservator of the Estate to Encumber Real Property.

Then you'd also be subject to Adult Protective Services, and Bureau of Real Estate, etc. Not pretty. Also, my competition and I have trained the judges and court staff on how these show be done to be compliant and they are really snotty when they hear about offenders (thanks the me, too!).

Tricky stuff. Take a shortcut and you're legal bait for attorneys (and people like me who are serious trust and estate professionals).
