So your real issue is that YOU don't know which (Federal and State) disclosures are required for a N/O/O hard money loan.

You can either get your NMLS certification, join CMA or hire an attorney such as Dennis Doss at $450/hour.

When I started, hard money was 15% + and 10 points.

Not sure why you care. Did borrower accept the money and spend it?
