why is this a problem ? do you think the borrower was taken advantage of ? or that he did not understand what he was doing ?

12% on a second trust deed is cheap. i get that on first trust deeds.

and i dont touch seconds - certainly not for only 12%.

what was the property worth at the time ? how much was the first ?

it seems to me that you are searching for ways to avert the borrower's responsibility to make his payments.
