Residential or non-residential, it doesnt matter as far as the auction is concerned.

The winning bidder has bought the real estate, but not the personal property. In either case any remaining personal property can be a real hassle for the winning bidder. The legal requirements for dealing with abandoned personal property are the same, independant of the type of real property.

If the property is non-residential, all of the restrictions for residential evictions are out the window.
