What if a business goes to auction?

Any thoughts on what happens if a business goes to auction? I've seen a few auctions of gas stations. The owner doesn't live there so is there an eviction? What happens to the equipment of the business (computers, tools, books, candy machines, etc)? How is a transition handled in a case like this?

What if a self storage facility goes to auction? Same thing - no owner living there so do you need to have an eviction to have them remove personal property or can you just go in and change the locks? Once you've recorded the deed do you receive all rent from the storage units on the next payment date? What about the records of who the clients are? I suppose the former owner can remove all of these....

Any thoughts?
