In my farm no one uses that phrase anymore because there are no longer any in-house ATOs or legal departments at any of the title companies. They are all at the big plants out of town. My experience is that any question or issue a title officer can't deal with, they pass it on to their title supervisors or legal departments. Sometimes they put me directly in contact with them. Title underwriting is subjective. I've learned not to assume anything when it comes to title. Things I think are a big deal, they overlook. Things I think are no-brainers and no-risk, they refuse to underwrite.

The OP has an incorrectly prepared deed from a trustee. Why in the world would anyone wait to deal with that later? No one needs to consult with a title officer about the future. The grantor can and should fix it now. It's a small typo but it still needs to be fixed. You wouldn't leave a deed with a typo in the APN uncorrected.
