Have you not been to see Bruce Norris recently? Maybe is was 05' when he mentioned that people in Ca. tend to head toward Texas when the economy tanks. In fact when my buddy heard this he went there and bought a few homes on the same street as Bruce.

I love to hear these predictions come true. I mention these things to those that care to listen and I always hear back from them saying "didn't you mention this?" I wish I could take some credit.
