The answers to your questions depend on what state you live in.

In California I believe a senior lienholder is required to notify junior lienholders within 90 days of filing a Notice of Default. You can get an earlier notice by filing a Request for Notice of Default. My title for the document may be off a little. Do a Google search for your state.
