Low-cost, dingbat houses are more abundant in older communities where unemployment rates are relatively high. Current unemployment rates are readily available on your smart phone or on the Internet.

At the present time (7/16) the unemployment rate in the State of CA is 5.4% overall, whereas it’s almost twice that (10.6%) in Kern County. So, right now I’m looking and buying in Bakersfield, the largest city in Kern County.

Meanwhile, I have slacked off looking for dingbats in Phoenix (4.6%) and will be concentrating now on Yuma, AZ (23.1% unemployment rate).

Yuma’s current population of 93,000 is just under the minimum size city I like to work in, but it will do for my next few buys since it’s on the way to my dingbat in Phoenix.
