Have 40 offers, how to avoid non-performing buyers

I have about 40 offers on a property mainly due to really low asking price. A few buyers are offering really high prices with NO appraisal contingency. I have learned from experience that picking up their deposit upon failure is not that easy. How can I avoid BS offers trying to lock me in or how do I make sure I do pick up damage if they fail? I need terms that are not ridiculously harsh and scary but at the same time protecting me. Any help is appreciated.
