Urgent - Evicting tenants after TS

Hi,
I bought a property at a Trustee sale in Southern CA in July. I have served a 3 day notice to the previous owner and a 90 day to the tenants. No reply received from either party so filed a UD. The tenants seem to very versed with real estate and know how to stall the hearing by filing the motion at the last minute and also not sending copies of anything they are sending to the court to me or my attorney. My question is that since these so called 4 different tenants are not answering the door nor are they providing the lease that they potentially have with the previous owner and have not paid any rent to me, how can I file rent to pay or quit notice. Is there a way of getting around this without knowing the details of the lease. I had my hearing yesterday but because of the motion that was filed but denied by the court the have an additional 10 days before hearing.
Anyone encounter similar situation. Please help.
Also can I serve all 4 tenants separately so that I can evict them one at a time as they are trying to play hard.
